Construction Commences on 140 Acres of Housing Near Major Prattville Retail Artery

The bustling main street of Prattville has been abuzz with rumors about the arrival of a major retailer, as heavy machinery is seen working on two projects in the heart of the city’s retail district.

Are we going to see Costco setting up shop in our area soon? Or perhaps Sam’s Club? Or maybe it’s Buc-ee’s that’s coming our way?

Houses are the main attraction here. There are countless homes spread out across the area.

Plans on file with the city reveal that Magnolia Ridge, situated just behind Lowe’s on Old Farm Lane, covers 24 acres and consists of 67 lots. The development has already completed the construction of streets and installation of drainage systems, making it a prime location for prospective homeowners.

Highland Farms is currently undergoing site-clearing work and can be easily spotted from Cobbs Ford Road, the town’s primary route. The project is situated on a hill and spans across 116 acres of land. Upon completion, this project will feature 315 lots, according to the plans.

Located between Old Farm Road and McQueen Smith Road, Highland Farms offers a prime location for those seeking a peaceful and convenient living experience.

Glenn Stone from Prattville expressed his surprise at the existence of such a vast open land in the heart of the city. He stated that considering the extensive development that has taken place since the 90s, he had assumed that the land would have been utilized by now.

The Elmore County area of Prattville has seen an abundance of retail development and the construction of numerous apartment complexes. However, the development of single-family home projects has been limited, with only a few notable examples like Magnolia Ridge and Highland Farms.

Families residing in the area are assigned to Elmore County schools for their children’s education. Historically, developers have assumed that parents prefer living in close proximity to the school their children attend. However, students living in the Elmore County section of Prattville are required to travel to Millbrook or Coosada for their schooling needs.

According to Scott Stevens, the city planner, there has been a noticeable shift in the availability of large plots of land in the Autauga County area of Prattville. Many of these areas have already been developed, or the owners of the property have no intention of developing them.
